This site is the Spokane Multifamily Hub, run by Beal Estate NW at Amplify Real Estate Services in Spokane, Washington. It shows Spokane-area multifamily listings, with our own analysis of the numbers, to people we have given an account to.

This page says what we collect, why we collect it, and how to make it stop. It describes what the site actually does today. If something here does not match what you have experienced, write to aaron@bealestatenw.com and we will fix one or the other.

What we collect

When you register for an account: your full name and your email address. That is the whole form. We do not ask for a phone number, an address, an income, or anything about your finances.

Your password: we never see it and we cannot. You type it into a page that hands it straight to our sign-in provider, which stores a one-way hash of it. Nobody at Beal Estate NW can read it, recover it, or set one for you. The only thing our own records hold is the date it was last changed, so we can tell you when it is due for renewal.

If you fill in the buy box form: your name, your email, your cell number if you choose to give it — that field is optional and labelled so — plus the areas you tapped, the price range you picked and the down payment you are working with. That form is how you tell us what to send you.

If you sign in with Google: Google tells us your name, your email address, your Google profile picture and your Google account ID. That is Google’s standard sign-in information and it is all we ask for. We do not request, receive, or have any access to your Gmail, your contacts, your calendar, your Drive, or anything else in your Google account. You can disconnect us at any time from your Google account’s security settings.

What you do on the site: we record when you sign in, the searches you run, which listings you open, which ones you save and which ones you cross off. If you send a question about a building, we keep the question.

A little technical information: when you register, and when you accept the terms, we store your browser’s user-agent string and a scrambled, one-way version of your IP address. We do not store the address itself. It is there to stop a robot registering a thousand accounts, and to timestamp the agreement.

What we do not collect

• No advertising trackers, no pixels, no third-party cookies. The one measurement on this site is Vercel Web Analytics, which counts page views and visitors for the people who run the site. It sets no cookie and keeps no profile: a visit is counted under an identifier that is discarded daily, and it cannot follow you after you leave.
• No location tracking. The map never asks where you are.
• No payment details. Nothing on this site charges you anything.
• No credit, income, or financial account information.

Why we record what you look at

Two reasons, and both of them are honest ones.

The first is that we have to. The listing data on this site comes from the Spokane Association of REALTORS® under a licence that requires us to be able to say who accessed which listing, and when, if we are ever audited. Keeping that access record is a condition of being allowed to show you the data at all.

The second is that it makes the phone call useful. When Aaron calls you, the point is to talk about the buildings you are actually interested in rather than to read you a list. If you have saved four fourplexes on the South Hill, he would rather know that before he dials.

Only Aaron and the people who work with him can see this. It is not shared with other buyers, it is not sold, and it is not used to advertise to you anywhere.

Cookies, and what your browser remembers

We set cookies for one purpose: to keep you signed in. There is no advertising cookie and no third-party cookie on this site.

Your browser also remembers a few things on your own device: the down payment you are running numbers at, which listings you have hidden, and, if you arrived from a link with a tag on it (one of our emails or videos, for example), which one. The first two stay in your browser. The tag is sent to us only if you create an account, so Aaron can see which of his posts and emails people find useful. Clearing your browser data clears all of it.

Email, and how to stop it

Depending on what you have switched on, we may email you when a new listing matches a search you saved, when a building you saved changes price or goes pending, and a regular summary of the Spokane multifamily market.

Every one of those emails carries a one-click unsubscribe link at the bottom, and it works immediately without you having to sign in to anything. You can also turn each one off yourself on your account page. Or reply to any of them and say stop, and we will do it by hand.

Who else touches your information

We use a small number of services to run the site. They hold your information on our behalf and are not permitted to use it for their own purposes.

• Supabase — the database and the sign-in system. Your account record lives here, on servers in Canada.
• Vercel — hosting. The site itself runs on their servers.
• Google Workspace — the mail service our email to you is sent through.
• Google — only if you choose to sign in with Google, and only for the sign-in itself.
• Follow Up Boss — the contact list Aaron works from. When you sign up, your name, email and phone number are added there, and so are messages you send Aaron through the site.
• OpenStreetMap and Esri — the map imagery. Your browser fetches map tiles from them directly, so they can see that a browser at your address asked for a piece of the map. They are not told who you are or which listing you are looking at.

That is the complete list. Nothing from this site goes to an ad network or a data broker.

We do not sell your information

Not to anyone, at any price, in any form. We do not sell it, rent it, trade it, or pass it to another agent. We do not share it for advertising. The only people who see it are Aaron and the people who work with him, and the services listed above that run the site.

The one exception is the ordinary one: if the law or a court order requires us to produce something, we have to comply.

The listing data itself

The listings come from the Spokane Association of REALTORS®, through Aaron’s own Broker Back Office licence. That licence is for internal and registered-user use. It is why this site asks you to make an account rather than being open to the public, and why none of the listing data is visible to anyone who has not registered.

We also deliberately do not show you everything the feed contains: confidential agent-to-agent remarks, owner names and sold history are excluded, and where a seller has opted out of internet display we honour that. The terms of service explain what you may and may not do with what you are shown.

How long we keep it

Your account record and the things you saved stay for as long as your account exists. The record of which listings were accessed is kept longer, because that is the record the MLS may ask us for. The record of the terms you agreed to, and the date you agreed, is permanent by design — it is the proof of what you actually accepted, so it is never edited or overwritten.

Keeping it safe

Everything travels over an encrypted connection. Passwords are hashed by our sign-in provider and are not visible to us. Sign-in links sent by email are short-lived, are stored as a hash rather than in readable form, and die once they have been used. Accounts are individual, and listing data is served only to a signed-in account with a current agreement.

Getting a copy, or having it deleted

Email aaron@bealestatenw.com and ask. We will send you what we hold about you, correct anything that is wrong, or delete your account and the information attached to it.

There is no self-serve delete button on the site yet — today it is a person doing it, which is why this is an email address and not a link. The access record the MLS licence requires is the one thing that may have to outlive the account.

Children

This site is for people buying investment property. It is not intended for anyone under 18, and we do not knowingly collect anything from a child.

Changes

If we change this policy we will change the date at the top. If a change is significant and you have an account, we will email you about it rather than hoping you notice.
